DESCRIPTION

Context

The project consists of the functional adaptation of a 1950s modernist house located within the urban development known as the Polo ClubThe neighbourhood’s original typology, organized as a series of compact 6 × 18-meter lots, has gradually transformed through mixed uses and varying degrees of extension and modification. The project adapts the house to accommodate the offices of a video production company. The original structure consists of load-bearing solid brick walls and prefabricated concrete floor slabs distributed across two levels, characterized by a sequence of courtyards, clear heights of 2.15 meters, and a flat roof.

Space

The intervention is based on restoring the sequence of courtyards embedded in the original spatial logic. A first courtyard at the entrance frames a garden; a central void visually connects the two floors; and a rear courtyard provides ventilation and separation from neighboring buildings. The project also reconfigures the fan-shaped staircase and restores the main elements of the façade, characterized by prefabricated concrete parapets and white rendered surfaces.

On the ground floor, the floor level was lowered to improve the clear height and accommodate the reception area, accounting department, cafeteria, restrooms, and gardens. The second floor, divided into three blocks by the voids, contains an area for more individual work, an open collaborative workspace, and a management area toward the rear.

Structure

Structure becomes the primary tool for establishing a dialogue between the existing spatial conditions and the requirements of the new use. A series of exposed IPE steel frames was introduced to improve the building’s seismic performance, optimize floor levels, connect the separate blocks through a bridge, and bring additional daylight and ventilation into the upper floor through four sawtooth roof sections. The roof defines the different sections of the interior while framing distant views of the mountains and sky and allowing daylight to penetrate down to the ground floor. In this sense, the sectional logic of the Diego Rivera House and Studio, designed by Juan O’Gorman in Mexico City in 1933, was an important reference in the development of the project.

Materiality

The project’s material repertoire combines austere finishes and simple, direct gestures with essentially functional elements such as trapezoidal metal roofing, exposed brick walls, and steel doors with textured glass. These are paired with textured surfaces and stronger chromatic contrasts more closely associated with the creative character of the company, its sense of diversity, and its visual identity: glazed walls, prefabricated breeze blocks, and tile floors.
